Roof Leak Detection Services
Find It. Fix It. Before It Becomes a Bigger Problem
Roof Leak Detection Services South Africa – Industrial & Commercial Experts
A roof leak almost never enters directly above the point where it appears. Water runs along purlins, laps and insulation before it finds a way through the ceiling, so the wet patch inside can be metres from the actual fault. Roof leak detection is the work of finding that entry point before anyone starts repairing.
Sicon Group carries out roof leak detection on industrial, commercial and retail buildings across South Africa, using close-up inspection, thermal imaging, moisture readings and controlled water testing to locate the source rather than guess at it. The result is a written report with photographs showing where water is entering, what caused it and what the repair involves, so the work can be quoted accurately instead of chased leak by leak.
Call now on 083 345 4649 to receive your FREE roof inspection, which includes a full photographic analysis and a problem identification report, accompanied by a no-obligation FREE quotation tailored to suit your specific requirements and budgetary needs.
Why Is a Roof Leak So Hard to Find?
Because water moves before it drips. It enters at a lap, a fastener or a flashing, runs along the underside of the sheeting until something stops it, then falls. On a large roof the entry point can be a long way uphill of the stain, which is why repairing the ceiling below it changes nothing.
How Does Sicon Group Find a Roof Leak?
Detection is a sequence, not a single tool. Each method narrows the search, and the next confirms what the last one suggested.
- Close-Up Physical Inspection: Every lap, fastener, flashing, penetration and outlet examined on the roof itself, not assessed from the ground.
- Thermal Imaging: Trapped moisture holds and releases heat differently to dry material, which shows as a pattern the eye cannot see.
- Moisture Readings: Meters confirm whether insulation and substrate are actually wet, and how far the water has spread from the entry point.
- Controlled Water Testing: Sections are wetted in sequence, starting at the lowest point and working up, until the leak reproduces.
- Inspection From Below: The underside of the sheeting, the ceiling void and the structure are checked to trace the path the water took.
What Do You Get From a Leak Detection Survey?
A leak detection survey is worth exactly what its report is worth. This is what a Sicon Group report contains.
- A Located Fault, Not an Area: The report identifies where water is entering, rather than the general region where it appears inside.
- Photographs of Every Defect: Each fault is photographed in position, so nothing rests on description alone.
- The Cause, Not Only the Symptom: Why the fault occurred, which is what determines whether a repair will hold.
- A Scope You Can Quote Against: Findings written clearly enough that any contractor could price the same work.
- A Record for Your Files: Dated, photographed findings suitable for an insurance claim or a building maintenance record.

What Are the Common Signs of a Roof Leak?
- Water stains on ceilings, walls or ceiling tiles.
- Bubbling, blistering or peeling paint.
- Damp insulation, or a persistent musty smell with no visible source.
- Rust or corrosion around fasteners, laps and roof joints.
- Drips during rain, or hours after it has stopped.
- Stock, racking or equipment repeatedly wet in the same spot.
- Tripping circuits or water tracking along light fittings and cable trays.
Two of these are worth acting on immediately. Water near electrical fittings is a safety issue, not a maintenance one. And a drip that continues long after the rain has stopped usually means water is being held somewhere in the roof build-up rather than running straight through, which is the pattern that does the most damage before anyone notices.
What Does a Small Leak Cost If You Leave It?
A leak rarely stays the size it started. Water soaks into insulation, which stops performing and holds moisture against the steel above it. Fasteners and purlins corrode from the inside where nobody inspects. Ceilings stain, then sag, then need replacing. Stock and equipment are damaged in ways that are rarely traced back to the roof. The repair itself is usually small; almost everything expensive about a roof leak is the delay.

How Does a Roof Leak Detection Survey Work?
Comprehensive Visual Inspection
Every survey starts inside, at the stain. Its position sets the search area and the fall of the roof says which direction to work uphill in from it. The technician then walks the roof itself, examining sheeting, laps, fasteners, flashings, penetrations, gutters and outlets, and recording the condition as found. Most leaks are located at this stage, because most leaks have a visible cause once someone is standing on the right part of the roof. The instruments exist for the ones that do not.
Moisture and Thermal Imaging
Where the visual inspection does not settle it, thermal imaging and moisture meters narrow the search. Thermal imaging works on temperature difference, so it is used when wet and dry material read differently, typically late in the day as the roof gives back the heat it absorbed. Moisture readings then confirm what the camera suggested, because a thermal image on its own shows a pattern rather than a diagnosis. Used together they separate genuinely wet build-up from a surface mark.
Water Testing and Simulation
When a suspected point needs proving, it is wetted under control while someone watches from inside. Testing starts at the lowest point and works upward, one section at a time, so water from a higher test cannot be mistaken for the leak. If nothing reproduces, that is information too. It usually means the leak needs wind behind the rain or the volume of a real storm to drive it, and the search moves to laps, end details and flashings rather than the open roof face.
Detailed Reporting and Recommendations
The report sets out what was found, where it was found and what caused it, with annotated photographs and a priority against each item. Faults are separated into what is causing the current leak and what will cause the next one, because those are two different budgets and often two different decisions. Findings are written clearly enough for the work to be quoted by anyone, and the record is dated and photographed in a form that can support an insurance claim or sit in a maintenance file.
Targeted Repair and Maintenance
Because Sicon Group repairs what it finds, work can start without a second contractor being briefed from scratch. Repairs cover sealing laps and joints, renewing fasteners, replacing damaged sheets and rebuilding flashings, using materials matched to the existing profile. Where a report shows a roof reaching the end of its life, that is said plainly rather than patched again each season. Scheduled maintenance afterwards is what stops the same call being made next year.
What Are the Most Common Roof Leak Detection Mistakes?
Ignoring the Early Signs
Small signs are cheap to act on and expensive to ignore. A rust bloom around a fastener, a faint mark on a ceiling tile, a lifting lap: each is a fault that has not yet become a leak. Left through one wet season, water enters, insulation soaks and the steel begins corroding from the inside where nobody inspects. The repair that would have taken an hour becomes a section of roof. Industrial roofs deteriorate on a predictable curve, and the cheapest point on it is always early.
Relying Only on What Can Be Seen
A visual inspection finds most leaks but not all of them, and the ones it misses are usually the ones that matter. Water can enter at one point and travel under sheeting or through insulation before it appears, leaving nothing visible at the entry itself. Moisture meters and thermal imaging exist for exactly that case. Stopping at what can be seen produces a repair that looks complete and a leak that returns with the next storm, which is how one fault gets paid for two or three times.
Overlooking the Drainage
A surprising share of roof leaks are not roof failures at all. A blocked gutter, a choked downpipe or a valley holding water raises the water level above the line the roof was designed to shed at, and it enters at laps and flashings that would never leak otherwise. Any investigation that does not examine gutters and downpipes is incomplete. Clearing drainage sometimes resolves a leak with no roof repair at all, which is the cheapest possible outcome and one a contractor should be willing to report.
Failing to Document the Findings
Undocumented repairs are repeated repairs. Without a dated record of what was found and what was done, the next person to look starts from nothing, the same fault is investigated again, and an insurer has no basis on which to assess a claim. A photographic record also shows how a roof changes over time, which is what turns reactive repairs into a maintenance plan. It costs nothing to produce while the work is happening and is nearly impossible to reconstruct afterwards.
Sealing Over the Symptom
Mastic and coating are repairs when applied to the right fault and a liability when used to cover an unknown one. Sealant spread across a lap can hold water against the steel instead of shedding it, so corrosion carries on out of sight beneath a surface that looks repaired. A coating applied over damp build-up seals the moisture in. Both buy a season and cost more than the original repair would have, which is why the cause is worth finding before anything is sealed.

Roof Leak Detection FAQs
Can you find a roof leak if it is not raining?
Yes, and waiting for rain is the least reliable way to do it, because rain only shows where water ends up, not where it entered. Controlled water testing reproduces the conditions on demand, one section at a time, so the entry point can be isolated rather than guessed at. Thermal imaging and moisture readings work on water already trapped in the roof build-up, which is there whether or not it is raining that day.
What happens if the leak cannot be found?
It happens, and how a contractor handles it is worth knowing before you appoint one. Some leaks only appear under wind-driven rain or the sheer volume of a storm, and cannot be reproduced with a hose. In that case the survey narrows the search to the details most likely to be responsible, the report states plainly what was ruled out, and the roof is checked again during the next rain rather than repairs being made on a guess.
Does my building have to close during a leak survey?
Almost never. A leak survey is a small team working on the roof and briefly inside the affected area, so production, storage and trading carry on. Water testing needs someone watching from below, which may mean short access to a particular part of the building, and that is scheduled around you. The exception is where a leak sits above something that cannot get wet, in which case the area is covered before any testing starts.
What does an insurer need from a roof leak report?
That is the insurer's decision, but reports are far more useful when they carry four things: the date of the inspection, photographs of each fault in position, a stated cause, and a clear separation between storm damage and ordinary wear. Sicon Group produces reports in that form. Whether a particular claim succeeds depends on the policy and the assessor, so a good report supports a claim rather than settling it.
