New Roof Sheeting for Industrial, Commercial & Retail Buildings

New roof sheeting is the full replacement of a roof's metal covering, including the profile sheets, flashings, fixings and any insulation beneath. Sicon Group installs IBR, corrugated and concealed-fix profiles on industrial, commercial and retail buildings across all nine provinces of South Africa, specified to the span, pitch and exposure of the building rather than to a single standard product.

Sheeting is replaced when a roof has passed the point where roof restoration or corrosion treatment is worth doing, or when a building is being extended or repurposed. Every installation includes new flashings and fixings, because reused ones are a common source of leaks in an otherwise new roof.

What New Roof Sheeting Services Does Sicon Group Provide?

Sicon Group installs new sheeting on existing buildings and on new construction, covering the strip-out, the profile sheets, insulation, flashings and detailing as a single scope of work.

  • Full Roof Sheeting Installations: Suitable for industrial, commercial and retail buildings.
  • Roof Sheeting Replacements & Re-roofing: Strip-and-replace upgrades for ageing or corroded roofs.

Why Choose Sicon Group for Roof Sheeting?

A sheeting job is judged on the details rather than the sheets. Alignment, lap direction, fastener spacing and flashing junctions are what decide whether a new roof stays watertight.

What Are the Benefits of New Roof Sheeting?

New sheeting is the point at which a roof stops being a running cost and becomes an asset again. It resets the roof's service life, and it is the one moment when insulation or a lighter-coloured profile can be added while the roof is open.

  • Weather Protection: Prevent leaks, rust and damage with durable, modern materials.
  • Modern Appearance: Upgrade your building's look and professional image.
  • Energy Efficiency: Improve insulation and reduce energy costs.
  • Regulation Ready: Compliant with South African roofing standards.
  • Custom Fit: Tailored IBR, corrugated or concealed-fix options to suit your needs.

What Types of Roof Sheeting Does Sicon Group Install?

Roof sheeting is not a single product. The profile, the coating on the steel and the insulation behind it are three separate decisions, and each one changes what the roof costs and how long it lasts.

Metal Roof Sheeting Installation

Expert metal roof sheeting installation for industrial, commercial and retail buildings, engineered for durability, leak resistance and long-term performance. We work in all profiles (IBR, corrugated, concealed-fix), customised to site for full compliance and a superior finish. New build or re-roof, we use only high-quality materials from trusted suppliers, which suits warehouses, factories and retail centres.

Insulated & Energy-Efficient Sheeting

Insulated roof sheeting systems that cut heat transfer and improve interior climate control. Paired with the right insulation, ventilation detailing and reflective finishes, our sheeting reduces reliance on heating and cooling, lowering energy bills and supporting sustainability targets. Available in Chromadek, galvanised and Zincalume profiles, ideal for facilities needing stable temperatures and lower running costs.

Roof Sheeting Replacements

Old or corroded sheeting compromises safety, appearance and energy performance. Our replacement service strips out failing panels, fits high-performance insulated sheeting and upgrades waterproofing. Ideal for ageing warehouses, shopping centres and industrial plants needing modern compliance and a cleaner exterior, protecting your building while reducing maintenance and boosting reliability.

Roof Flashing Integration Services

Specialised roof flashing and waterproofing for industrial, commercial and retail metal roofs. Flashing protects the vulnerable areas of a roof, including ridges, joints and roof penetrations, from water ingress, wind uplift and long-term damage. We install custom flashing that is precision-fitted, corrosion-resistant and seamlessly integrated with compatible membranes, keeping your building watertight and compliant year-round.

Custom Roof Detailing & Finishes

To complete every sheeting system, we fabricate and fit high-quality trims and finishing components matched to your roof profile and colour scheme. These give a clean, professional appearance while reinforcing structural edges and transitions. All detailing meets industry standards, maintaining compliance, reducing long-term maintenance and enhancing the look and value of your property.

Where Does New Roof Sheeting Add the Most Value?

New sheeting pays back in five places: the structure it protects, the energy it saves, the appearance of the building, the leaks it prevents, and the compliance it satisfies. Which of those matters most depends on whether the building holds stock, people or plant.

Structural Protection & Durability

Metal roof sheeting provides long-term structural protection for industrial, commercial and retail buildings, shielding the structure from harsh weather, water ingress and environmental damage. Using high-strength materials such as IBR and corrugated sheeting, we deliver maximum resistance to corrosion, wind and temperature extremes, keeping the building sound for decades and reducing repair costs.

Energy Efficiency & Thermal Control

Expertly installed roof sheeting improves energy efficiency and interior temperature control, reducing heat transfer inside factories, warehouses and retail facilities. By cutting reliance on artificial heating and cooling, you benefit from lower energy bills and better environmental performance. Paired with insulation and correct ventilation detailing, our sheeting keeps internal conditions stable all year.

Modern Appearance & Brand Value

Roof sheeting is not only functional. It lifts the visual appeal of industrial and commercial buildings, and a clean, professional roofline reflects the quality of the business inside. We offer sleek metal finishes and modern profiles, customised in colour to suit your corporate identity, which supports long-term property value and market credibility.

Weatherproofing & Leak Prevention

Properly installed roof sheeting is the first line of defence against weather damage. We integrate waterproofing detailing, flashing and correct panel overlaps to prevent leaks and moisture intrusion, which is essential for dry interiors in industrial operations, stock storage and retail. Sealing critical joints and transitions safeguards buildings from costly water damage, mould and structural rot.

Compliance & Long-Term Savings

Our roof sheeting installations meet building regulations and industry standards for fire resistance, structural strength and energy efficiency. Full compliance helps owners avoid costly legal or insurance issues, while the durability of our systems reduces maintenance and extends lifecycle performance. Clients see fewer repairs, lower operating costs and enhanced resale value.

New Roof Sheeting FAQs

What is the difference between IBR, corrugated and concealed-fix sheeting?

IBR has a trapezoidal, square-ribbed profile and carries loads over longer spans, which makes it the usual choice for industrial and commercial roofs with widely spaced purlins. Corrugated has a rounded wave profile, is more flexible, and handles curved roofs and shorter spans well. Concealed-fix profiles hide the fasteners entirely, which removes the most common leak point on a low-pitch roof. The right choice depends on span, pitch and how much foot traffic the roof takes.

Can we keep operating while the roof is being replaced?

In most cases, yes. Sheeting is replaced in sections so that only part of the roof is open at any time, and the open area is closed and made watertight before the crew leaves site each day. Work over sensitive areas such as production lines or stock can be scheduled around shutdowns or weekends. Sicon Group plans the sequence around your operations before work starts rather than after.

How long does a new roof sheeting installation last?

A correctly installed metal sheeting roof typically gives 25 to 40 years of service, depending on the coating specification of the steel, the colour, and the environment. Zincalume and Chromadek carry different coating specifications, and coastal or industrial sites shorten the working life of any of them. Service life can be extended further with performance coatings later in the roof's life. Sicon Group backs installation work with guarantees of up to 20 years.

What does new roof sheeting cost?

New sheeting is quoted on roof area, but the sheets themselves are only part of the figure. Stripping and disposing of the old roof, any purlin repairs, insulation, new flashings and fixings, and the access and safety arrangements all sit inside the quote. A noticeably cheaper quote usually means one of those has been left out, so it is worth comparing line by line rather than on the total. Where the existing roof is still sound, roof restoration may cost considerably less.
