What Are the Signs Your Roof Needs Coating?

The variables are the system used, how thoroughly the surface was prepared, and how much UV, ponding and industrial fallout the roof takes. What is the difference between a roof coating and roof paint?

Roof paint is a decorative finish. A performance coating is a thick, flexible, liquid-applied membrane that bonds to the substrate, bridges hairline cracks, and moves with the roof as it expands and contracts through the day. It is specified for a job, whether that is waterproofing, UV reflection or corrosion resistance. Paint on a failing roof hides the problem. A coating system forms part of the repair.

Can any roof be coated, or does it need replacing?
