Restore Appearance & Extend Roof Life

Roof Cleaning Services South Africa – Industrial, Commercial & Retail Specialists

Roof cleaning is the removal of dirt, algae, moss, lichen and industrial fallout from a roof surface, together with the debris that collects in gutters and valleys. On an industrial roof it is done to protect the coating underneath rather than for appearance alone. Sicon Group cleans industrial, commercial and retail roofs across all nine provinces of South Africa.

Left in place, moss and lichen hold moisture against the sheeting and shorten the life of the coating below. Cleaning is also the step that comes before any recoating, because a coating applied over dirt will not bond, and it is normally combined with gutter clearing in the same visit.

Sicon Group – Industrial & Commercial Roof Cleaning

Method matters more than pressure. Too much pressure on a coated metal roof drives water under the laps and can strip the coating it is meant to protect. The right pressure, the right nozzle and the right cleaning agent are chosen for the surface, not the other way round.

What Roof Cleaning Services Does Sicon Group Provide?

Sicon Group cleans the roof surface, the gutters and the drainage as one job, because clearing a roof into a blocked gutter simply moves the problem rather than solving it.

  • Deep Cleaning & Debris Removal: Eliminate dirt, moss, algae and pollutants.
  • Pressure & Soft Washing Options: Tailored cleaning for different roof types.
  • Safe Chemical Treatments: Eco-friendly products for long-lasting results.
  • Gutter & Drainage Clearing: Prevent water build-up and overflow damage.
  • Pre-Renovation Cleaning: Prepares roof surfaces for painting or coating.

What Are the Benefits of Professional Roof Cleaning?

A clean roof is not really the point. A roof that drains properly, holds its coating and can be inspected properly is the point, and cleaning is what makes all three possible.

  • Enhanced Roof Lifespan: Cleaning reduces wear and tear over time.
  • Improved Kerb Appeal: Restores original colour and appearance.
  • Better Waterproofing Performance: Clean surfaces allow sealants to bond properly.
  • Safety First: Professional crews trained in working at heights.
  • Fast Turnaround: Efficient teams for minimal disruption to your property.

Why Choose Sicon Group for Roof Cleaning?

Sicon Group has cleaned industrial, commercial and retail roofs for more than 25 years, working at height across all nine provinces with accredited teams and full safety equipment.

  • 25+ Years of Expertise: Specialists in roof restoration, maintenance and cleaning.
  • ISO-Compliant & Fully Accredited: Working to ISO 9001, 14001 & 45001 standards.
  • Safe & Eco-Friendly Cleaning Methods: Using non-toxic, biodegradable solutions.
  • Long-Term Protection & Preventative Maintenance: Extending roof lifespan and performance.
  • Fast & Efficient Service: Minimal disruption to your operations.

Why Is Professional Roof Cleaning Worth It?

Many metal roof and coating warranties carry a maintenance condition. A roof that has never been cleaned or inspected can leave the owner without cover at exactly the moment it is needed.

  • Prevents costly damage and repairs.
  • Extends roof lifespan.
  • Boosts energy efficiency.
  • Improves kerb appeal.
  • Maintains warranty compliance.

How Does Roof Cleaning Protect an Industrial Roof?

Roof cleaning is usually bought for appearance and pays back on everything else. The fifth item below is the one most owners overlook: the inspection that happens while the crew is already up there is often worth more than the cleaning itself.

Preserves the Lifespan of Metal Roofing

Sicon Group offers professional roof cleaning services that help preserve the integrity and performance of metal roofing systems. Over time, dust, debris, moss and industrial pollutants accumulate on roof surfaces, accelerating corrosion and structural wear. Regular cleaning prevents premature deterioration, helping your roof last longer and function more efficiently. Our team uses industry-approved methods and non-abrasive equipment to clean IBR, corrugated and concealed-fix roofs without damaging protective coatings. Routine maintenance protects your investment and extends the service life of your roof.

Improves Drainage and Prevents Water Damage

Clogged gutters, blocked valleys and dirt build-up on roofing surfaces can prevent proper water flow during rainfall. This can lead to pooling, leaks and long-term water damage to your building. Sicon Group provides expert roof cleaning that restores full drainage function across industrial, commercial and retail properties. We remove sludge, leaves and debris that obstruct gutters, flashings and downpipes. Our cleaning process protects both your metal roofing and internal structures by preventing moisture ingress, and keeps rainwater management working the way it was designed to.

Enhances Appearance and Property Value

A clean roof significantly improves the appearance of a building and reflects on the business inside it. Dirt-stained and rust-streaked roofs give a neglected impression that can reduce customer trust and tenant satisfaction. Sicon Group restores metal roofing to a professional, well-maintained look through deep cleaning. This matters particularly for retail centres, office parks and industrial premises with visible rooflines. A clean roof enhances kerb appeal and supports overall property value, presenting well to visitors, clients and potential investors while preserving long-term asset value.

Reduces Fire and Health Risks

In dry climates or high-risk environments, debris build-up on metal roofs can become a fire hazard. Accumulated leaves, bird nests and flammable dirt increase fire vulnerability, particularly near electrical equipment or HVAC systems. In humid areas, mould and algae growth can also pose health risks to occupants and staff. Sicon Group removes these hazards through comprehensive roof cleaning tailored to your property, clearing combustible and biological material safely. For warehouses, manufacturing plants and retail outlets, roof cleaning is not only maintenance, it is a safety precaution.

Supports Compliance and Facility Management

Well-maintained roofing systems support compliance with building standards, insurance conditions and safety audits. Sicon Group works with facilities managers and property owners on scheduled roof cleaning for industrial, commercial and retail sites, helping maintain audit readiness and operational performance. Our service includes a detailed inspection during cleaning to identify early signs of corrosion, damage or potential failure. That allows for proactive repair planning and lower emergency costs. Including roof cleaning in a facility maintenance programme keeps the roof a functional asset rather than a future problem.

What Does Regular Roof Cleaning Prevent?

One clean removes what has already built up. A schedule stops it building up in the first place, and on an industrial roof the difference between the two shows in the condition of the coating within a few years.

Protects the Integrity of Metal Roofs

Regular roof cleaning is essential for maintaining the strength and durability of metal roofing systems. Dust, grime and environmental pollutants can accelerate corrosion and weaken protective coatings. Sicon Group delivers specialised cleaning for IBR, corrugated and concealed-fix roofs used in industrial, commercial and retail environments. Removing build-up helps prevent rust formation and structural decay. Routine cleaning extends the service life of the roofing system and keeps it performing under harsh weather. Scheduled maintenance is a proactive way to protect the property and avoid costly repairs caused by neglect.

Prevents Blockages and Water Intrusion

When roof surfaces and drainage components are clogged with debris, water cannot flow properly through gutters and downpipes. This leads to pooling, internal leaks and long-term structural damage. Sicon Group provides professional roof cleaning that includes clearing valleys, flashings and drainage points, so rainwater is diverted away from the building as intended. Regular maintenance helps prevent moisture ingress and protects the metal roofing system from corrosion and water-related damage. For commercial and industrial buildings, effective water management is essential to long-term building health.

Maintains a Professional Building Image

Clean and well-kept roofs improve the overall appearance of an industrial or commercial facility. A roof covered in stains, moss or bird droppings creates a poor first impression for visitors, clients and tenants. Sicon Group helps property owners maintain a professional image through expert roof cleaning, removing unsightly build-up from metal surfaces and restoring a clean finish that enhances kerb appeal. For retail centres, warehouses and office parks, appearance influences reputation and tenant satisfaction, and a clean roof reflects a commitment to quality and upkeep.

Reduces Safety and Fire Risks

Unmaintained roofs can pose fire and safety hazards, particularly in dry or high-activity environments. Leaves, branches and accumulated dirt can become fuel for rooftop fires near machinery or electrical systems. Mould, mildew and algae also increase slip risks for maintenance workers. Sicon Group removes flammable and biological material from metal roofs to support a safer working environment. Our cleaning contributes to occupational safety and fire prevention in industrial and commercial buildings, and forms part of a facility's risk management.

Helps Detect Early Damage

Cleaning a metal roof is also the only routine opportunity to inspect it. With the surface clear, rust spots, lifted fixings, failed sealant and hairline splits become visible. Sicon Group includes a visual assessment with every cleaning service to identify problems before they become costly repairs. This supports maintenance planning and reduces the risk of sudden failures. For factories, retail properties and warehouses, early detection preserves daily operations and protects stored goods. Regular cleaning is more than upkeep, it is a critical part of long-term asset protection.

Roof Cleaning FAQs

Will pressure washing damage my roof?

It can, which is why the method is chosen for the surface rather than the other way round. High pressure on a coated metal roof can drive water up under the laps and strip the coating, turning a cleaning job into a recoating job. Soft washing uses low pressure and a cleaning agent to do the work instead, and on most coated roofs that is the correct approach. Pressure still has its place, on concrete, on heavily soiled surfaces, and on roofs due to be recoated anyway.

How often should a commercial roof be cleaned?

Most industrial and commercial roofs are cleaned once or twice a year, usually before the rainy season. Buildings near trees, in industrial areas carrying airborne fallout, or in humid regions where moss and algae grow quickly need it more often. If the roof or its coating carries a warranty, check the maintenance conditions attached to it, because some specify a cleaning interval and cover can lapse without one.

Does roof cleaning remove rust?

No. Cleaning removes dirt, algae, moss and surface staining. It will often expose rust that was hidden under growth, but it does not treat it. Rust has to be taken back to sound metal, primed and sealed, which is rust and corrosion control rather than cleaning. A cleaning visit is usually how the rust gets found in the first place, which is why the two services are so often quoted together.

What does roof cleaning cost?

Roof cleaning is quoted on area, but access and the state of the roof drive the figure more than size does. A single-storey warehouse roof with safe access costs less per square metre than a high roof needing harnesses and edge protection, and a roof carrying heavy moss or industrial fallout takes longer than one with light dust. A free inspection establishes both before anything is quoted.
